Window cleaning in Durham

The best window cleaning you’ve ever had, or it’s free.

Durham is old tobacco money neighborhoods under big oaks, Duke’s woods on the west side, and golf communities on the north edge. We keep the glass clear on both sides on a set neighborhood day, from Hope Valley to Treyburn.

Now booking. Serving Durham, NC 27701, 27705, 27707, 27712 and 27713.

What Durham does to a window

Durham’s oldest neighborhoods, Forest Hills, Hope Valley, Trinity Park and Watts-Hillandale, were laid out in the 1920s under oaks that are now a hundred years old, and the Duke Forest neighborhood sits against the actual Duke Forest. That much canopy does two things to glass. In April the pines let go first and the oaks follow with catkins, and the pollen lies thick on every sill and screen for close to a month. The rest of the year the shade keeps the north and east sides of a house damp from May through September, and the glass and screens grow a green film by August. The homes on the fairways at Hope Valley Country Club and Croasdaile Country Club add irrigation overspray and mineral spots to the lower panes.

North Durham is different ground. Treyburn sits on rolling, wooded lots above the Eno River and Falls Lake, with the country club fairways through the middle, and the morning mist off the river and the lake settles on the view glass most of the spring and fall. South Durham, in Hope Valley Farms and Woodcroft and along Fayetteville Road, is newer and more open, and the red clay dust from the construction that has not stopped there in thirty years settles on glass across whole neighborhoods. Nearly every yard in the newer sections is irrigated, and the sprinklers that run every morning from May through September leave spots that build month over month. In fall the oaks drop into the gutters over about six weeks.

A quarterly plan suits most Durham homes, with the inside glass done once a year, and most customers add a visit right after the April pollen. Fairway homes at Hope Valley, Croasdaile and Treyburn often go to every two months through the irrigation season. The older homes in Forest Hills, Trinity Park and Watts-Hillandale often have original wood sash, divided lights and storm windows that we clean carefully by hand, and the newer ones in Treyburn and Hope Valley Farms have two-story glass that we reach with water-fed poles. We know the gate procedures where there is a gate, work each neighborhood on its own day, and send a text the morning of each visit so nobody has to wait at home.

Durham window cleaning questions

How much does window cleaning cost in Durham?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

How often should windows be cleaned in Durham?

Quarterly keeps the pollen, oak shade mildew and clay dust under control for most Durham homes, with the spring visit timed for right after the pine pollen. Fairway homes at Hope Valley, Croasdaile and Treyburn often go to every two months from May through September because of the irrigation. Most people have the inside glass done once a year.

Can you clean the original wood windows on a Forest Hills or Trinity Park home?

Yes. Many homes in Forest Hills, Hope Valley, Trinity Park and Watts-Hillandale still have 1920s wood sash, divided lights and exterior storm windows. We clean the storm panes and the sash behind them where the storms open or come off, use gentle methods on old glass and painted muntins, and tell you up front if a pane is too fragile to work on safely.

Can you remove the green film from shaded windows and screens?

Yes. Mildew on north-facing glass and screens under the oaks comes off with the regular clean, and it stays off longer on a plan because we get to it before it builds up. Screens are included in the Platinum package, and we clean the tracks at the same time so the windows stop sticking on grit.
